Here is a brief info how LoanAmortizer group works.

All three editions of LoanAmortizer will generate loan schedules based on various inputs. The Professional edition also allows you to have one "balloon" payment during the loan in addition to the regular scheduled payments.  Professional will also generate loan payment coupon books.

But only the Enterprise edition allows you to modify the loan schedule manually, changing any amount or date.  Many clients use this flexibility to track actual payments received -- each time changing the amount paid and date paid if necessary.  The program automatically recalculates all interest/principal allocation.

A quick walk-through for experimenting with the Enterprise:

a.) In the Input window, input a loan amount, an interest rate, and number of payments.  Then click the icon at the top of the input box that looks like a mini computer screen with the letters "Pmt" under it.  The program will calculate the periodic payment and generate the entire schedule.  (congratulations, you've already generated your first schedule!)

Notice that while it is most common to solve for the payment, you can input the payment and solve for the number of payments!  You can, in fact, solve for any of the parameters by clicking on the different icons at the top of the input window. (This feature is in Standard and Professional editions as well.)

Now for the power of the Enterprise edition:

b.) You have your first schedule automatically calculated. Now, pick a row, say the 12th payment, go to the payment amount and change it, increase it $1,000.  The program automatically recalculates all of the
interest/principal allocations thereafter. 

c.) Let's say you now want to re-amortize the remaining balance over the remainder of the loan.  Simply click on the icon on the top toolbar marked "Calculate."

d.) Notice that once you do make a manual change to the loan schedule, all of the input parameters go gray, and can not longer be changed. That is because you have shifted from automatic calculation to manual
inputs.  You can click on "Reset" icon on the toolbar to override (delete) the manual entries and return you to the original automatic loan schedule.

e.) When manually modifying the loan schedule (click on any row), try "right-clicking" on your mouse.  This opens a small tool box, allowing you to insert or delete rows or recalculate payments.

We expect once you play with it, you will find you can make any change, test any scenario, with a click of the mouse.
